MLS in the USA
MLS stands for Multiple Listing Service. Every home for sale listed by a real estate agent will be listed in MLS - unless it has been specifically exempted from MLS. Only real estate agents and other professionals can access MLS. Buyers can access the MLS but NOT directly.

In many cases, an online service or real estate office will offer a “customer copy” of the home details - insist on a comprehensive report. To get that report, you must ask your real estate agent to set you up on a home search. So ask your agent for the most comprehensive report, the name of which varies by locale.
Automatically Receive Updated Real Listings
Your agent will be able to setup a service so that you receive details of the latest homes that match your criteria. Although you want to supply your important criteria to target the properties you would be interested in. Our advice is not to overboard with too many restrictive parameters - you might miss a property that you would have been interested in!
Overseas Property
The MLS system is not used internationally so the level of detail for international real estate can vary from country to country. In some countries, the information is minimal!
Selling a Home
The Multiple Listing Service remains the most effective marketing tool, as all professional real estate agents and brokers will use it to find properties for their buyers. Of course, sellers recognize this and naturally want their property on the MLS! However, there is a cost for this service.

When you make a decison to sell your home - often not an easy choice - you want a result as soon as possible. Selling a property is often one of the most stressful times of your life! So we asked some Real Agencies for some tips.
Top 10 Selling Tips
1. Value your home and Set a realistic PRICE for your home.
2. Choose a Real Estate Agent / Broker who will advertise your property locally and nationally (and maybe internationally!). In the USA make sure they use MLS for grester coverage.
3. Choose more than Realtor - competition is healthy.
4. Advertise the property yourself for Free - there are plenty of FREE advertising sites such as CraigsList - you might want to try more than one location on CraigsList.
5. Create a free website - such as on Squidoo, Hubpages, MySpace….
6. Get a Car Bumper sticker to advertise your website.
7. Tell your friends - even if they are not interested, they might know somebody. Ge the message out….
8. Does your “advertising material” - in the earlier steps - sell the property? Would you be interested. Sell the positives! Be creative.
9. Many “clients” will do a drive by - tidy up & make sure the exterior presentation of your home is the BEST it can be.
10. Be prepared to negotiate when you have an interested party. You have done the hard work getting them to view - do not lose them if they have shown interest!
